Welcome to the Jefferson County Assessor's Website Home Page. This site is maintained by the Jefferson County Assessors Office and intended to help answer questions regarding property tax assessment and provide information about our available services.
Links below will give you real estate related information from the Assessor, the County Clerk, the Board of Equalization, Recorder of Deeds, the Collector and the Missouri Property Tax Credit Program for senior citizens.
The Assessor's Office has the responsibility to inventory and value all of the taxable property in Jefferson County. This includes real estate and personal property of all individuals and businesses.
In performing the assessment of Jefferson County, information is collected and documented to determine property values. Property assessment requires detailed data on each property in order to arrive at an accurate identification and inventory of the real estate and personal property within our county. Our mission is to accurately arrive at fair and equitable values as a basis for determining property taxes.
The assessed value, as determined by the Assessor's Office, is a percentage of the market value of the property. The assessment percentage is set by state law and determined by the classification of the property. Agricultural (12%), Residential (19%), and Commercial (32%). The assessed property value is one part of the formula in determining property taxes, with the other factor being a tax rate, which is determined by the various taxing entities and jurisdictions.
Our office is also a valuable resource to realtors, appraisers, title companies, surveyors, attorneys, citizens and all other persons interested in property information. State and local laws require the entire county undergo a valuation review or reassessment every odd numbered tax year. This means the information is relatively current and regularly updated.
The Jefferson County Assessors' Office is comprised of trained, competent, and experienced personnel. State law exempts assessors' office personnel from the licensing requirements that fee appraisers must meet to practice appraisal. However, Mr. Holman has implemented an initiative where he and most of his appraisers already have, or are working toward obtaining, their state appraisal licenses.
Assessor Randy B. Holman and his staff are responsible for the valuation of all the property within the 628 square miles that comprise Jefferson County. There are over 105,000 parcels of real estate property and over 95,000 personal property accounts representing the entirety of the taxable property within Jefferson County. With a total assessed value of over $2.5 billion in 2006, Jefferson County is one of the largest and fastest growing counties in the state of Missouri.
